Dog Boarding Agreement and Liability Waiver

This Boarding Agreement (“Agreement”) is entered into by and between TM Dog Training, Inc. (“the Boarding Facility”), located in Renton, WA, and the undersigned dog owner (“the Owner”) for the purpose of boarding Owner’s dog (“Dog”) at the Boarding Facility.

Proof of Vaccinations and Health Records
The Owner agrees to provide valid, up-to-date vaccination records and current health records prior to boarding. Required vaccinations include, but are not limited to, rabies, distemper, parvovirus, and bordetella. Additionally, a recent health certificate issued by a licensed veterinarian within the past 12 months must be presented. The Boarding Facility reserves the right to refuse care if vaccinations are not current, health records are incomplete, or proper documentation is not provided.

Supplies Provided by Owner
The Owner must provide all food, toys, medications, supplements, and any other necessary supplies for the Dog’s entire stay. The Boarding Facility will not assume responsibility for nutritional or medicinal needs without proper supplies and instructions.

The owner agrees to be responsible for the cost of any necessary supplies, including but not limited to food, that run out during the dog’s stay. These costs will be added to the final payment.

Care and Treatment
The health and safety of every dog in our care is of utmost importance. Each dog is treated with the same care we would provide our own pets. Dogs are walked regularly, fed according to their existing schedule, and monitored closely. If requested, The Boarding Facility will provide daily updates, including photographs, to keep the Owner informed.

Socialization and walks
The Owner may choose to have the Dog socialize with dogs owned by the Boarding Facility. The Owner acknowledges that such socialization involves inherent risks and accepts these risks, while also understanding that the Boarding Facility will exercise reasonable precautions to maintain a safe environment. All facility-owned dogs are kept current on vaccinations and veterinary health checks.

Additionally, the Owner agrees that their Dog will not leave the fenced areas of the facility—for example, to access Spring Lake or local trails—unless the Owner has provided prior written permission.

Assumption of Risk and Liability Release
The Owner acknowledges that despite all reasonable precautions, risks such as illness, injury, or escape may occur. The Owner agrees to hold TM Dog Training, Inc., its employees, and agents harmless from any and all claims, liabilities, damages, costs, or expenses arising from the boarding and care of the Dog while in the custody of the Boarding Facility.

Emergency Medical Care
In the event of a medical emergency involving the Dog, the Boarding Facility will attempt to contact the Owner. If Owner cannot be reached, the Boarding Facility is authorized to seek veterinary care as deemed necessary. The Owner agrees to be financially responsible for any veterinary care costs incurred.

Tools and Equipment

Tools and equipment, including, but not limited to, e-collars and pinch collars, will be utilized solely when deemed essential within the framework of the customized training plan. The Boarding Facility is dedicated to the safe and humane application of these devices, prioritizing the welfare of the Dog. Their use will be closely supervised by a professional trainer and implemented with the objective of fostering positive behavioral change while minimizing any risk of distress or harm.

Training During Boarding

The Owner acknowledges responsibility for communicating any relevant behavioral history or specific needs to ensure training is safe and effective. The Boarding Facility reserves the right to modify training activities during boarding based on the Dog’s behavior, health, and well-being at any given time.

Standard boarding costs include manners and etiquette training integrated into regular handling and daily activities. This ensures the Dog receives consistent behavioral guidance throughout their stay.

Two training sessions with the owner are conducted after the completion of the boarding stay to ensure the owner becomes well acquainted with the skills and behaviors their dog has learned while at the boarding facility. These sessions focus on reviewing the training techniques used, reinforcing commands, and addressing any questions or concerns the owner may have. The goal is to create a seamless transition and maintain consistency in the dog’s behavior and training progress at home.

For targeted or specialized training beyond standard manners and etiquette, the Owner must notify the Boarding Facility at the time of booking the boarding service.

Additional Training Services During Boarding

The Owner agrees that, throughout the boarding period, the Boarding Facility may conduct targeted or specialized training sessions for the Dog based on a customized training plan that has been previously communicated to and approved by the Owner. These sessions are designed to support ongoing behavior improvement and reinforce progress. Training will be delivered by qualified staff, with specific goals and methods agreed upon in advance through consultation with the Owner.

Three training sessions with the owner are conducted after the completion of the boarding stay to ensure the owner becomes well acquainted with the skills and behaviors their dog has learned while at the boarding facility. These sessions focus on reviewing the training techniques used, reinforcing commands, and addressing any questions or concerns the owner may have. The goal is to create a seamless transition and maintain consistency in the dog’s behavior and training progress at home.

The Owner acknowledges responsibility for communicating any relevant behavioral history or specific needs to ensure training is safe and effective. The Boarding Facility reserves the right to modify training activities during boarding based on the Dog’s behavior, health, and well-being at any given time.

Payment and Cancellation
The Owner shall pay fifty percent (50%) of the boarding fees at the start of the boarding term; the remaining balance, including any additional charges for food or other supplies used during the term, shall be due at the conclusion of the boarding term.
Cancellation must be communicated to the Boarding Facility at least 24 hours prior to the start of the boarding term.

Training Results Disclaimer:
Because dogs are sentient beings, specific outcomes cannot be guaranteed. However, we are committed to ensuring the Owner’s satisfaction with the progress made.Disclaimer Addition: Refund Policy

Refunds will be considered if TM Dog Training, Inc. does not achieve the specific outcomes clearly outlined in the initial training agreement signed by both parties. Success will be assessed using objective criteria and measurable goals established before training begins. The owner's continued reinforcement of behavior after completing the board & train program and transitional training is necessary to maintain the desired behaviors.

Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Washington.

To ensure the health and safety of all dogs in our care, we require up-to-date health records and current vaccinations prior to boarding. This policy helps maintain a clean, safe, and healthy environment for your dog and promotes peace of mind for you as an owner.

By combining focused individualized boarding with ongoing training and strict health protocols, TM Dog Training Inc provides a comprehensive, nurturing experience that supports your dog’s growth both behaviorally and physically.

Standard Boarding Package

  • Includes daily manners and etiquette training incorporated into every interaction.

  • Ensures your dog maintains good behavior in a structured, caring environment.

  • Each dog is assigned an individual kennel within a dedicated boarding room which is climate controlled. This room features a separate entrance and an enclosed outdoor area.

  • Provides ongoing, consistent training to support your dog’s overall behavior.

  • $700 per week

Post-Boarding Owner Training Sessions

Upon returning your dog, we will conduct a training session with you, the owner, to:

  • Reviewing the training methods and techniques used during the boarding.

  • Reinforcing commands and behaviors your dog has learned.

  • Addressing any questions or concerns to support your confidence in continuing training at home.

Our goal is to create a seamless transition from boarding to home life, maintaining consistency in your dog’s progress.

Advanced Training Options

You can choose advanced training in addition to the standard boarding package. If desired, we will develop and implement a customized training plan tailored to your dog’s specific behavioral needs. These targeted sessions:

  • Are conducted during the boarding stay with prior approval and consultation.

  • Are delivered by qualified staff using agreed-upon goals and methods.

  • Support ongoing improvement and reinforcement of your dog’s training progress.

  • Additional $300 per week

Available advanced training options include:

  • Behavior Modification: Address and reshape problematic behaviors to improve your dog’s overall well-being and your relationship.

  • Agility Training: Enhance physical fitness, coordination, and mental stimulation through structured obstacle courses.

  • Schutzhund Training: Develop skills in tracking, obedience, and protection for performance or personal interest.

  • Personal Assistance Training: Tailored for physical or mental support, helping your dog assist with specific tasks and improve quality of life.

Our team works closely with you to ensure the training plan aligns with your goals and your dog’s unique needs. The level of training will be customized according to the number of weeks you order, providing a tailored approach that fits your schedule and desired outcomes.

TM Dog Training, Inc. requires confirmation that all dogs accepted into our Board & Train program are up to date on vaccinations and have received a recent health check from a licensed veterinarian. This is to ensure the health and safety of all animals in our care.

Due to a delay in obtaining your dog’s veterinary records, and unless we receive official documentation prior to or at the time of drop-off, you hereby acknowledge and agree to the following:

  1. You confirm that your dog is current on all required vaccinations, including but not limited to Rabies, Distemper, Parvovirus, Bordetella, and any other vaccinations recommended by your veterinarian.

  2. You release TM Dog Training, Inc., its employees, agents, and representatives from any and all liability related to illness, injury, or any health condition that may arise during or as a result of the Board & Train program, which could have been mitigated by current vaccinations or a recent health check.

  3. You understand that if veterinary records are not provided, TM Dog Training, Inc. will not be held responsible for any consequences arising from your dog’s vaccination or health status.

  4. You agree to immediately notify TM Dog Training, Inc. should you obtain or receive your dog’s updated veterinary records after signing this waiver.
