Dog Boarding Agreement and Liability Waiver
This Boarding Agreement (“Agreement”) is entered into by and between TM Dog Training, Inc. (“the Boarding Facility”), located in Renton, WA, and the undersigned dog owner (“the Owner”) for the purpose of boarding Owner’s dog (“Dog”) at the Boarding Facility.
Proof of Vaccinations and Health Records
The Owner agrees to provide valid, up-to-date vaccination records and current health records prior to boarding. Required vaccinations include, but are not limited to, rabies, distemper, parvovirus, and bordetella. Additionally, a recent health certificate issued by a licensed veterinarian within the past 12 months must be presented. The Boarding Facility reserves the right to refuse care if vaccinations are not current, health records are incomplete, or proper documentation is not provided.
Supplies Provided by Owner
The Owner must provide all food, toys, medications, supplements, and any other necessary supplies for the Dog’s entire stay. The Boarding Facility will not assume responsibility for nutritional or medicinal needs without proper supplies and instructions.
Care and Treatment
The health and safety of every dog in our care is of utmost importance. Each dog is treated with the same care we would provide our own pets. Dogs are walked regularly, fed according to their existing schedule, and monitored closely. If requested, The Boarding Facility will provide daily updates, including photographs, to keep the Owner informed.
Socialization
The Owner may elect for their Dog to socialize with dogs owned by the Boarding Facility. The Owner understands and accepts that socialization carries inherent risks and agrees that the Boarding Facility will take every precaution to ensure a safe environment. All dogs owned by the Boarding Facility are kept current on vaccinations and health checks with their veterinarian.
Assumption of Risk and Liability Release
The Owner acknowledges that despite all reasonable precautions, risks such as illness, injury, or escape may occur. The Owner further agrees that their dog will not leave the fenced portion of the facility —such as going down to Spring Lake or hiking on local trails—without the Owner's prior written permission. The Owner agrees to hold TM Dog Training, Inc., its employees, and agents harmless from any and all claims, liabilities, damages, costs, or expenses arising from the boarding and care of the Dog while in the custody of the Boarding Facility.
Emergency Medical Care
In the event of a medical emergency involving the Dog, the Boarding Facility will attempt to contact the Owner. If Owner cannot be reached, the Boarding Facility is authorized to seek veterinary care as deemed necessary. The Owner agrees to be financially responsible for any veterinary care costs incurred.
Training During Boarding
The Owner acknowledges responsibility for communicating any relevant behavioral history or specific needs to ensure training is safe and effective. The Boarding Facility reserves the right to modify training activities during boarding based on the Dog’s behavior, health, and well-being at any given time.
Standard boarding costs include manners and etiquette training integrated into regular handling and daily activities. This ensures the Dog receives consistent behavioral guidance throughout their stay.
Two training sessions with the owner are conducted after the completion of the boarding stay to ensure the owner becomes well acquainted with the skills and behaviors their dog has learned while at the boarding facility. These sessions focus on reviewing the training techniques used, reinforcing commands, and addressing any questions or concerns the owner may have. The goal is to create a seamless transition and maintain consistency in the dog’s behavior and training progress at home.
For targeted or specialized training beyond standard manners and etiquette, the Owner must notify the Boarding Facility at the time of booking the boarding service.
Additional Training Services During Boarding
The Owner agrees that, throughout the boarding period, the Boarding Facility may conduct targeted or specialized training sessions for the Dog based on a customized training plan that has been previously communicated to and approved by the Owner. These sessions are designed to support ongoing behavior improvement and reinforce progress. Training will be delivered by qualified staff, with specific goals and methods agreed upon in advance through consultation with the Owner.

Payment and Cancellation
The Owner agrees to pay all boarding fees in full as per the Boarding Facility’s rate schedule. Cancellation policies, including any deposit or refund terms, are detailed separately and acknowledged by the Owner.
Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Washington.

Heather serves as the Resource by offering consistent care and guidance that fosters a positive and respectful relationship with the Dog. She plays a crucial role in teaching appropriate manners, such as polite greetings, and calm behavior during interactions.
